Can a dirty air conditioner increase your power bill?

It can — and in a commercial space the effect is magnified. Your air conditioner doesn't make cold air, it moves heat. Room air is drawn across the indoor coil, heat transfers into the refrigerant, and the outdoor unit releases it. For any of that to happen efficiently, air has to move freely across the heat exchangers. When filters are clogged, the barrel fan is coated or coil fins are blocked, the system delivers less cooling for the same electricity and simply runs for longer.

A home system might run a few hours in the evening. A café, salon or office system runs most of the trading day, right through a Fraser Coast summer. The same percentage loss in efficiency costs a business many times more, and it lands on top of the other problems dirty units cause — musty smells your customers notice, water dripping onto ceiling tiles and stock, and complaints from staff sitting under the unit all day.

Hervey Bay and the coastal Fraser Coast make it worse again. Humid, salt-carrying air keeps the coil damp long after the unit shuts down, so dust bonds to the fins as a hard crust rather than sitting loose. Washing the filters — the only maintenance most commercial units ever get — never touches it.

How dirt makes a system use more electricity

Different buildup affects the system in different ways. A light film of dust is not the same as a blocked filter or a fan barrel with every blade coated.

Clogged filters restrict airflow

Filters sit at the start of the airflow path. Packed with dust, the indoor fan pulls air through a much greater restriction and delivers less conditioned air into the room, so the unit runs longer for the same result.

A dirty indoor coil blocks heat transfer

Dust that gets past the filters sticks to damp coil fins and forms an insulating layer between the air and the metal. Heat transfer drops and run times climb.

A loaded barrel fan moves less air

The long cross-flow fan inside the head is what pushes air into the room. When its narrow blades are buried in grime it moves less air even though the motor still spins — which is why a unit can have clean filters and still feel weak.

A dirty outdoor coil makes heat rejection harder

Dust, leaves and grass around the condenser restrict airflow, so the system works at less favourable pressures and the compressor has to do more.

Longer run hours, higher bills

A power bill is driven by draw and run time together. A restricted system may not spike its draw every second, but it stays at higher output for longer — and in commercial hours that difference compounds every single day.

Severe restriction can lead to icing

Low airflow across the indoor coil can contribute to icing, which blocks airflow further. Other faults can cause icing too, so if you see ice or unexpected water, switch the system off and have it assessed.

Filter washing versus a professional internal clean

Staff washing the filters is worth doing, but it is not the same service as cleaning the full internal airflow path.

Signs your commercial system is overdue

  • A musty or sour smell noticed by customers when the system starts
  • Rooms or zones that no longer hold temperature during trade
  • Power bills creeping up with no change in trading hours
  • Water marks or drips on ceiling tiles below cassettes
  • Visible black speckling on vanes, grilles or diffusers
  • Staff complaints of stuffiness, headaches or worsening allergies

How a commercial clean runs

1. Site walk-through and fixed quote

We count and inspect every unit, note access and height requirements, then give you one fixed price before any work starts.

2. Book outside trading hours

Evenings from 5pm, early mornings or weekends — whatever keeps your doors open and your staff working.

3. Protect the space

Drop sheets, wall protection and catch bags go up first so stock, equipment, seating and flooring stay untouched.

4. Deep clean the airflow path

Filters, vanes, evaporator coil and barrel fan are cleaned with commercial-grade coil cleaner and washed through containment — the buildup a surface spray never reaches.

5. Sanitise and flush drains

An antimicrobial treatment kills remaining mould and bacteria, and every condensate drain is cleared and flushed to stop leaks over ceilings and stock.

6. Test, report and hand back

We check airflow and drainage, show you before-and-after proof of each unit, and leave the site ready to trade.

Commercial cleaning FAQs

Can a dirty air conditioner increase our power bill?+

It can. When filters, coils and the barrel fan are loaded with dust, the system moves less air and transfers less heat, so it runs longer at higher output to reach the temperature on the controller. In a shop or office running eight to twelve hours a day, those extra run hours show up on the bill far faster than they do in a home.

Do you clean outside business hours?+

Yes — after-hours work is our specialty. We regularly clean between 5pm and 8pm, and we can arrange early mornings, weekends or full shut-down periods so your trade, patients or staff are never disrupted.

What types of commercial systems do you clean?+

Wall-mounted splits, multi-head systems, ceiling cassettes, and bulkhead and under-ceiling units. We clean single tenancies right through to multi-unit sites and rental portfolios.

How much does commercial air conditioner cleaning cost?+

Small sites with wall-mounted splits generally follow our standard per-unit pricing from $80, with a reduced per-unit rate once we're cleaning several units in the one visit. Cassettes and larger sites are quoted on site so the price is fixed before we start.

How often should commercial units be cleaned?+

Most Fraser Coast businesses are best on a 6 to 12 month cycle. Kitchens, cafés, salons, gyms and medical rooms sit at the shorter end because grease, product overspray, humidity and high occupancy load the units much faster.

Are you insured and can you provide documentation?+

Yes, we're fully insured, and we can supply an invoice and a record of the units cleaned and their condition — useful for landlords, property managers, food-safety files and workplace health records.

Will you make a mess in our premises?+

No. Floors, walls, stock and equipment are protected before a cover comes off, all wash water is captured in a catch bag, and we pack up and leave the space ready to trade.

Do you service rental and managed properties?+

We do. We work with Hervey Bay and Maryborough property managers and holiday-let owners, coordinate access, and report back on unit condition after each clean.

How often should a split system air conditioner be cleaned?+

Most Fraser Coast homes should have their split systems professionally cleaned every 12 months. Homes close to the water at Burrum Heads, Point Vernon or Torquay, households with pets, smokers or allergy sufferers, and any system running daily through summer are better on a 6-monthly cycle because salt air and humidity accelerate mould and biofilm growth.

Is professional air conditioner cleaning worth it?+

Yes. A DIY filter rinse only removes surface dust. A professional clean pressure-washes the evaporator coil and blower barrel, flushes and sanitises the drain, and treats the unit with an antimicrobial — which is where mould, odour and lost airflow actually live. Owners typically notice colder air, quieter running and lower power bills straight after a clean.

Why does my air conditioner smell musty when I turn it on?+

That damp, dirty-sock smell is mould and bacteria growing on the wet evaporator coil and inside the blower wheel — extremely common in the Fraser Coast's humid climate. Deodorising sprays only mask it. Removing the barrel and coil deposits with a chemical clean and then sanitising the surfaces is the only fix that lasts.

Can a dirty air conditioner make you sick?+

It can certainly make you feel unwell. Dirty units blow mould spores, bacteria, dust mite debris and pet dander into the room, which commonly triggers asthma, hay fever, sinus irritation, coughing and headaches. Children, older residents and anyone with a respiratory condition notice the difference most after a clean.

How long does an air conditioner clean take?+

Allow around 45–60 minutes for a Maintenance Clean on a single split system and 1.5–2 hours for a Restoration Clean. Multi-unit homes take longer. We give you an accurate time frame when we book, and we arrive when we say we will.

Why is my air conditioner leaking water inside?+

Nine times out of ten it's a blocked condensate drain. Sludge from dust and mould builds up in the drain pan and line, water backs up and overflows out of the indoor unit. We flush and clear the drain line as part of every clean, so leaks are usually resolved and prevented in the same visit.

Does cleaning an air conditioner make it cooler and cheaper to run?+

Yes. A blocked filter and coated coil choke airflow and stop the unit shedding heat, so it runs longer to reach the set temperature. Clearing that build-up restores designed airflow and heat transfer — commonly a noticeable drop in run time and power use, plus less wear on the compressor.

What's the difference between an air conditioner clean and a service?+

A clean targets hygiene and airflow: filters, evaporator coil, blower barrel, drain, outdoor coil and sanitising. A service is mechanical — checking temperature split, refrigerant pressures, electrical connections and operation. Our Restoration Clean includes performance testing and a written condition report, so you get both in one visit.

Do you clean air conditioners after hours or on weekends?+

Yes — that's our specialty. We're available 7 days and we deliberately keep 5pm–8pm appointments open so you don't have to take time off work to be home. Late afternoon and evening bookings across Hervey Bay, Maryborough, Childers, Tiaro, Torbanlea and Burrum Heads are standard, not an extra.
